The BBC design concept is simple and effective. While the spaces provide maximum utilization of the area, the location is unique and gives panoramic views overlooking Beirut.
The project is being executed in two phases: the first for Towers B and C,
parking, and a separate warehouse building; the second for Towers A and D.
The construction permit for Phase 1 was granted in December 2015 and
construction work began on issuance. Completion of core and shell construction
for Towers B and C is scheduled for March 2017, to be followed by internal
partitioning and interior design at the discretion of tenants.
Construction permit for the second phase is expected in the summer of 2016, and construction will begin immediately, with completion due by the end of 2017.
The main façade of the modern design features high-quality aluminum composite
panels combined with double-glazed windows. Spider system façade glass walls
characterize the showroom areas.
Spacious and luxurious lobbies are well-appointed for visitor comfort, and four high-speed elevators ensure smooth and quick response to passenger demand. A covered decorative bridge connects Tower B to the parking building which has space for more than 450 cars and uses a modern automated system for access control.
A generous parking ratio provides one bay for up to 60 m² of office space and two bays for each 100 m², rent inclusive. Additional parking is available at an extra charge. Ample visitor parking is provided, along with a valet service.
BBC is designed in line with Ministry of Environment laws. SES Sustainable Environmental Solutions has been appointed by RED to provide environmental recommendations for the construction and operation of the project, ensuring that the development is as environmentally-friendly as possible.
In addition to the recommendation of the environmental consultant, project specifications are in line with insulation norms (glazing specification and walls design), reducing ventilation and heating energy consumption. The glazing specification gives a high insulation ratio as a result of double-glazing and external cavity walls. All the specified lighting fixtures are LED or low energy.
Greenery areas on all the terraces and roofs, coupled with landscape design at ground/road level further add to the sound environmental practices which are integral to the BBC concept.
A common water treated tank is supplied from an artesian well and has capacity of 200 cubic meters, using a central pressurized distribution system. For cold water, polypropylene pipes are installed for floors distribution, with European galvanized steel pipes used for circulation and common areas and UPVC pipes (European standards) for sewage and drainage.
Spacious technical spaces are allocated for heating, ventilation, and air-conditioning systems, with mechanical ventilation standard for all floors and basements.
The fire protection system includes automatic sprinklers and fire-hose cabinets in each floor lobby. There are two pressurized fire exit stairs, equipped with self-contained battery-operated emergency lighting. A fire alarm system is installed in the common areas with branch points to tenants' premises. Security is further enhanced by a CCTV monitoring system. Electrical systems have full load back-up silent power generators, with a grounding system designed to maintain equal potential throughout the tenant areas.
Satellite television facilities give access to more than 150 channels, equipped with distribution amplifiers and multi-switches. High-speed internet is available throughout the development.

Tower A height is 36 meter and Tower B height is 50 meter. They offer vast and luxurious office and commercial work spaces for rental with the flexibility of dividing space to create up to four offices per floor in Tower A and up to five per floor in Tower B. Offices can range from 60 to 530 m².
